Planning to build your dream Home? Consider this

I admit, new construction is not our largest sector, and that is because general contractors find our prices higher than other firms in the area. Were not going to dispute that, as I have seen the price (and the work they do at that price) they are doing these jobs for, and we are just not interested in working at those price points. We would rather charge a fair amount, take a little longer, and deliver an exceptional system. Here are a few reasons why we price our construction jobs higher than some other companies.

Designing YOUR project:

I felt it important to highlight that this is your project, and not like any other project out there. We treat it as such. Your design has not been copied and pasted from any of our previous jobs or designs. The first step of the project involves a very detailed load calculation of the home. This involves putting every detail of your home into our software. Items such as which direction does the front door face, is the basement wall 5’ underground or 8’ underground, the length of the overhangs, to the color of the roof, how many windows face west versus north all go into our software. And we do this for every single room in the house. This is a time consuming process, but it is THE single most important step of the project. The information generated gives us our road map to completing your project. The information produced will tell us how big of a furnace, the size of our ductwork, and how much airflow we need to each and every room. Without this roadmap, we can only make guesses at how to complete your project. Believe it or not, we have seen where HVAC Harry simply “run a 6” duct to all the rooms, that should work. Oh wait that room there is a little bigger better make that a 7”. So make sure, whomever you choose for your mechanical work, is performing ACCA approved manual J, D and S before ordering any material.

Installation:

Some firms can have the furnace set and all ductwork run in two days, but not us. We prefer to take our time and make sure we get the small details correct. The smallest details can make the biggest difference. We like to ensure all ductwork and vents are installed in the best possible manner to optimize the efficiency of the system. And if that means taking a couple of extra days, then so be it. A good portion of our duct and metal work is custom fabricated by a local shop to ensure it fits perfectly in the space provided. Getting everything to line up and fit perfectly just takes a little bit extra time.

Balancing the system:

Jumping back to the initial design, we know exactly how much air flow every single vent needs. With that information, we go to every vent in the home, and measure the airflow with a flow hood. If we need to adjust the air flow up or down, we do so with our dampers that we install in each and every duct run. This ensures that when you move into your home, there are no hot or cold spots in the house. 

Noise:

I have yet to find anyone that likes to hear their HVAC system run. Noise from your system is from high air velocity. High air velocity is from poorly designed, undersized ducts. Tour our latest new construction systems, and you can barely hear them run. 

Installing the equipment:

Did you know that 9/10 units we work on have never had any of their default settings changed? Why does this matter? When the equipment is made in the factory, it has no idea if it will be installed in the mountains of Utah or the swamps of Florida. The equipment needs to be set up and commissioned to meet the parameters of the home it is installed in. If not, the result is typically reduced comfort, performance and longevity. We spend almost 8 hours just making sure the equipment is set up and running to meet the parameters of your home. This, along with our properly sized and installed duct systems, ensures your equipment will deliver its maximum rated efficiency, and give you many years of trouble free operation. It's said that the average life of HVAC equipment is 10-12 years. I find this to be true only in equipment that is not sized right, has poor duct systems, and never properly set up.

Labor warranty:

Standard warranty for new construction is 1 year. We believe so much in the work we do, we have no problems extending our labor warranty to 2 years. 

We understand that price is very important while building your new home. But we believe, for a little extra money put into the mechanical systems of your home now, will result in many many years of savings and comfort from your system.
